Our Payment Process: Transparent, Certified, and Fair

We don't believe in vague estimates or blind trust. Our payment process is structured to protect your investment while giving you full visibility into how your money is used—stage by stage, line by line.


1. Scope & Budget Finalized


Before we break ground, we finalize a clear scope of work and itemized budget, broken down by:

  • Labour
  • Materials (by task/phase)

 

This gives us a solid foundation for cost control and lets you know exactly what you’re paying for.


2. Payment Applications Are Staged and Certified


We divide your project into construction phases. For each phase:

  • We only apply for payment for Labour for Percentage% of Works Completed. 
  • You verify progress through site visits or a custom inspection checklist based on your plans
  •  We issue a formal payment application with: 
    • Scope summary with Values of Works Done by Phase and Task
    • Material Expenditure Report that can be compared to budgeted material values.
       

3. Material Purchase Requests Are Based on Forecasted Needs


As each phase begins, we submit a request for upcoming material purchases, based on:

  • Quantities outlined in your original material budget
  • Current market prices
  • Projected usage for the upcoming tasks
     

This ensures we purchase only what’s needed—at the right time—without inflating the payment request.


4. We Track Actual Material Usage & Report Savings or Overruns


Once a task or phase is complete:

  • We reconcile actual material and equipment costs using our internal tracker
  • The tracker is sorted by task and phase, allowing precise comparison between:
    • Budgeted quantities
    • Actual usage
    • Real-world pricing
       

If we save you money, we show it and reduce our payment request accordingly. 


If we exceed the budget, we present the reason and breakdown in writing.


To date, we’ve delivered consistent overall savings, thanks to extensive historical data from past projects as well as our robust estimation process.
 

5. Continuous Budget Monitoring & Early Warning System


Throughout the build, we:

  • Monitor the material budget in real-time 
  • Provide early warnings if projections show an overrun 
  • Adjust strategy (with your input) to reduce risk where possible
     

No surprises. No last-minute charges. Just transparency.
 

6. Labour Budget Remains Fixed Unless Scope Changes


We do not adjust the labour budget unless there is a formal scope change.

  • Any change is discussed and agreed upon before work begins
  • You stay in control of the cost—not the other way around
     

7. Payment Is Made Only After Client Review


Once verified and reconciled:

  • You receive a full breakdown
  • You approve the payment
  • We issue a receipt and move on to the next phase

 1. We Build According to Your Approved Plans


No improvisation. No guesswork. Every element of your project—from reinforcement spacing to room layout—is built exactly as detailed in the drawings you’ve signed off on.

 2. We Create a Custom Inspection Plan


Even if you don’t have a supervising architect or engineer, we extract key specs from your drawings and create a step-by-step inspection checklist.


This allows us (and you) to verify:

  • Steel placement 
  • Footing and beam sizes 
  • Wall stiffener locations 
  • Slab thickness 
  • And more
     

3. We Encourage Client Site Visits


You’re always welcome on site. In fact, we recommend it. We’ll walk you through progress, explain what’s happening, and answer your questions—so you’re never left in the dark.


 4. We Provide Progress Updates with Photos


Can’t visit the site? No problem. We regularly send photos and short updates so you can track progress from anywhere.

5. We Welcome Questions
